This role has leadership accountability for the development and execution of the strategy and day to day management over the physical real estate portfolio of LifeLabs. Delivering a full scope of real estate portfolio services, from design to project implementation, property management, procurement and contract management and facility management. Being the strategic driver of the future for patient service centers, laboratories, warehousing and employee office space.


Core Accountabilities:


Team Management and Engagement

  • Provide positive and constructive leadership coaching, mentorship and direction to team of 3 direct reports and 22 indirect reports in assigned area of responsibility, manage performance, ensure goals and objectives are met and support development of all team members.
  • Develop and deliver a targeted “team engagement plan” that focuses on 2 or 3 priority areas that are important for the team’s engagement, with quarterly follow-ups to monitor the achievement of the goals and drive higher levels of employee engagement.


Real Estate Strategy, Location and Workforce Planning

  • Lead the location planning activites for the enterprise.  Evaluating and leveraging various criteria to support decisions for existing lease renewals, future locations and closures of locations.  Including data driven market evaluations, competitive analysis, predictive population growth, patient routes, type of facililty (i.e medical center, strip mall, etc.) and financial data.
  • Lead the development and execution of a 5-year structured capital expenditure plan (~$8-$10M per year) for all locations, which includes all portfolio aspects of the renovations, relocations, new locations and closures.  Leveraging physical site audits as required and aligned to the organizations strategic and financial objectives. 
  • Develop guidelines for the design, sizing or retrofit of patient service centers (existing and new) required to enable increased patient volumes, improvements in productivity and overall thru put, in alignment with the strategic objectives of the enterprise. 
  • Develop and execute the long-term plan to reduce the overall requirements for physical office space for overhead staff, while in conjunction reducing the sq. foot of 3rd party leased space for laboratories, specimen management, logistics and warehousing.  Transform office space into operable lab space within the larger owned facilities.   Complete building condition studies, design plans and deliver savings through lease terminations.
  • Deliver on the Distributed Workforce / Future of Work Model by ensuring that physical space accommodates Resident, Mobile and Remote workers. Including the identification of adjacencies and hoteling space. 
  • Lead any temporary / short-term new real estate requirements and initiatives resulting from new business iniatives (such as COVID-19 pop-up centers, etc.). Ensuring timelines and cost containment / management as necessary per initiative. 
  • Ensure project risks are identified and mitigated in a timely fashion


Facility Management 

  • Provide leadership over the day to day management of the Facilities, with a particular focus on the laboratories, ensuring all regulatory requirements and safety standards are adhered to
  • Develop and manage the lifecycle program for all facilities including the development and execution of  a 5-year structured capital expenditure plan (~$2-3M per year) for the ongoing maintenance of the facilities, including any structural building requirements in support of laboratory equipment and maintenance programs 
  • Manage accessibility, reception, cafeteria, HVAC, safety requirements for all physical locations
  • Develop and maintain the operational budgets relating to all facilities and their related costs, managing life-cycle costs and seeking out cost effective solutions
  • Implement and maintain records of all assets within the locations such as furniture, fridges, vehicles, equipment, etc. (excluding laboratory equipment)
  • Lead and manage national supplier contracts for janitorial, security, utilities, energy, and others as deemed appropriate for the function 
  • Lead the oversight of outsourced contractor work, coordinate as required and communicate any issues with 3rd party vendors 
  • Provide positive and constructive leadership coaching, mentorship and direction to direct reports and all employees in assigned area of responsibility
  • Update, maintain, train and communicate national guidelines, protocls and policies relating to the facilities and physical security 
  • Collaborate to manage and execute on any business continuity requirements and emergency response protocols relating to physical locations
  • Provide leadership over sustainability practices  
  • Understand, anticipate and effectively respond to stakeholder and customer needs


Lease Management 

  • Develop and maintain relationships and networks with landlords
  • Provide leadership over the annual lease renewal portfolio, which aligns to the location planning long-term strategy, driving to shorter lease terms, inclusion of termination options and negotiating annual rent increases to below CPI annual levels. 
  • For longer-term laboratory operations, de-risk lease renewals by delivering longer-term leasing options. 


Required Experience:

  • An undergraduate degree or post-secondary education in a related discipline (i.e. Architecture, Architectural Technology, Interior Design, Engineering or Business) or a combination of relevant experience and management experience.
  • 15+ years of related experience leading the delivery and advancement of Real Estate Services or Project and Property Management Services
  • Seeing a project through to a successful completion through the leadership of internal and external teams 
  • Proven effectiveness in managing design and construction projects
  • Proven effectiveness in the management of medium to large scale multi-departmental and enterprise level projects, demonstrating the ability to manage risks conflict resolution, collaborating a projects success 
  • Experience with architectural, interior design, structural, mechanical and electric principles, practices, modern building construction methods and materials
  • Experience in interpreting and understanding construction drawings, documentation / blueprints and contracts 
  • Management of multi-disciplinary teams 
  • Proficient computer skills and knowledge of Microsoft Office, Word, Powerpoint, Excel, Teams, etc
  • Experience in interpreting and understanding leases 
  • Knowledge of Property Management and Facility Management processes and standards 
  • Working knowledge of AutoCAD and Revit software   
  • A valid drivers license
